ANNUAL FEES and DUES for 2025

At the Annual General Meeting held on July 5, 2025, at which 21 members were present in person or virtually, it was unanimously agreed to increase the annual dues (which have been held constant for the past two years) from $375 to $400 per lot. This is a very reasonable increase in light of the significant expenses we had over the last year due to harsh winter conditions and general increases in cost of living.

Our current fee schedule is as follows:
The annual fee for 2025 is $400 (due by Aug 31st)
 
  1. Initiation fee for road access rights for new lots $20,000
  2. Construction (permit) of a building:100% of the value of the building permit fee (see note)
  3. Construction (truckload):  Including Laneways, septics, etc., $ 30.00 per truckloads, (excluding pickup trucks and personal trailers) (see note)
  4. Special repair to the road due to serious damage by heavy construction equipment e.g. broken culvert etc. 100 % paid by cottage / lot owner to road contractor
  5. Annual Road Maintenance Fee:  $400.00
Note: Construction fees are to be paid by each member, on the honour system, annually. 
 
Fees are based on a two-tier system – work covered by Township permits and work not covered by permits.
 
Any member’s cottage work requiring a permit qualifies, i.e. buildings, docks, septics, construction, demolition, additions, decks, etc. The value of the construction fees to be paid to the road organization (in 2 above) is equal to the permit fee.
 
For any work not covered by permits, i.e landscaping, laneway construction, septic, building material delivery (for work not covered  under permits), laneway maintenance etc., a $30/truckload fee is required (in 3 above).
 
Please be accurate with your Construction (truckload) fees. They are an important source of funds to cover our maintenance costs due to heavy truck damage.   
 
Funds payable by e-transfer to treasurer@gcrai.ca (please use ###KFR as answer to security question where ### is your address on Kings Farm Road).
 
If payment is not received by August 31, 2025, I will send out a separate invoice adding a $50 late fee.

Welcome to GCRAI

GCRAI is a not for profit organization that owns and operates the private road network consisting of: King’s Farm Road, Sunrise Trail and Westshore Road.

This road network is maintained year round and represents over 100 cottagers. This road network is a private road network run by a volunteer board of executives made up of members of GCRAI. Each road association elects two representatives to the board of GCRAI for a two year term. The president of the board position rotates every two years (KFR -Sunrise-Westshore) among the three individual road association presidents. An annual general meeting is held in the month of June or July to review the work of the board the financials and to set the initiation fees, construction fees and dues for the coming year.

To obtain road access:
Cottage lots that are not members of GCRAI must pay an initiation fee.

To remain a member in good standing with road access rights:
There must be no outstanding dues or fees beyond 30 days. All members of GCRAI have the right to use the road network and are covered by a liability policy.

Keeping Our Environment Healthy

Enjoyment of our cottage environment  requires clean air, water and safe access. The road association is constantly looking to make your access to the cottage safe and secure.

As cottagers you can do your part by:

  • Keeping the waterfront natural
  • Eliminating the use of chemicals and pesticides that can leach into the lake
  • Keeping your septic system healthy with regular maintenance and pump outs
  • Keeping litter from accumulating in and around the road network.
  • Reducing nighttime light pollution from enjoyment of the night skies
  • Do your part and we will all benefit!
